“Abuja Land is not free”-Wike Warns Land Owners to Regularize their Properties

FCT Minister Nyesom Wike urges landowners in Abuja to regularize their documents and pay required fees, as new vetting teams begin work to clean up land records and issue Certificates of Occupancy.

The Minister of the Federal Capital Territory (FCT), Nyesom Wike, has declared that “No land in Abuja is free, all lands are owned by FCTA”

Speaking during a media briefing in Abuja on Friday, Wike made it known to Land owners that all land in the capital city belongs to the FCT Administration, as confirmed by a Supreme Court ruling. He said there’s no more debate about Area Council ownership of land.

To make sure landowners are properly documented and can receive their Certificates of Occupancy (C of O), the minister has approved the creation of special vetting team. This team will fast-track the regularisation of land allocations by the six area councils and help fix the mess that has surrounded land titles in the territory for years.

“We are not cancelling allocations,” Wike explained. “We’re saying, bring your documents, pay your fees, and we will regularize it.”

The vetting teams were inaugurated by the FCT Director of Land Administration, Chijioke Nwankwoeze, who said the teams will focus on clearing up issues around plots in mass housing schemes and other area council allocations.

This move is expected to benefit thousands of residents who have purchased unit houses but haven’t been able to get legal titles.

The FCT Minister also used the opportunity to caution against land speculation — buying land and leaving it undeveloped. He said such practices will no longer be tolerated. “We want landowners to pay the right fees and develop the land. That’s how we’ll build a working city,” he said.

On the broader development plans, the minister confirmed that work will continue in key areas like Maitama II District. He also warned that any building or structure that violates the Abuja masterplan will be demolished.

Giving an example, he mentioned Kpaduma in Asokoro, where illegal developments are already being removed to allow for road construction. “The masterplan is not a suggestion. It’s a guide, and we must follow it,” Wike insisted.
